The acids and/or alcohol in floor cleaning products like white vinegar and Fabulso will dissolve any sealer on Mexican tile floors and eventually pit the finish of the tile. Also while all that is going on any original color in your grout will become a dark gray over time.
Warning the frequent use of Fabuloso to clean your Mexican tile floors will dissolve the applied finish, make the floors look dull and eventually pit the tile finish and make it more difficult to maintain your Mexican tile floor.

UPDATE Feb 8, 2023… ABC News FABULOSO RECALL: 4.9 million Fabuloso cleaning products recalled due to bacteria risk. A number of popular Fabuloso cleaning products were recalled Wednesday by the Colgate-Palmolive Company due to risk of bacteria contamination, according to the Consumer Product Safety Commission. About 4.9 million units — as well as about 56,000 units in Canada — of various Fabuloso Multi-Purpose Cleaner products were impacted by the recall, according to the CPSC. The affected products were produced from Dec. 14, 2022 through Jan. 23, 2023, according to the company. “We are voluntarily recalling certain Fabuloso products because a preservative was not added at the intended levels during manufacturing,” Fabuloso said in a statement on its official recall website. “With inadequate preservative, there is a risk of bacteria growth in the recalled products. The recalled products can contain Pseudomonas species bacteria, including Pseudomonas aeruginosa and Pseudomonas fluorescens, which are environmental organisms found widely in soil and water.”

Under adverse conditions, after strong flooring strippers have been used, it may sometimes be necessary to hand sand old Mexican tiles that have black/white dots from a rubber pad embedded in the tile, an oscillating hand held sander is used and does not mark the tile with any circles.
A simple sanding will take care of the problem seen above using a small oscillating sander, oscillating sanders are easy to control, you can use them to round edges, sand inside corners as well as smooth a flat or rough surface. Saltillo tiles are then kiln fired to ensure hardness and durability. The tiles are carefully positioned in the kiln in order to create different colors. Mexican Tile Restoration – Saltillo Tile Restoration Efflorescence, the white spots seen on Mexican tile, comes from the back of the tile not from the top of the tile. Efflorescence is a white crystalline deposit that is composed of salts, lime and/or other minerals, see example photo above. These deposits may become visible on many types of building surfaces such as concrete, stucco, grout, masonry, brick, natural stone, clay, ceramic tile, Mexican tile and even wood. These salts and minerals are water-soluble and generally come from the ground up or where contentious or alkali substances exist (thin set motor used to set Mexican tile).
 

You need to remove the source of water that gets under the tile to correct the problem. If efflorescence exists on an installed surface then strip off the sealer and rinse with an acidic cleaner, rinse with clean water, dry out and reseal. These salts and minerals are reactive to most acidic cleaners and will usually dissolve upon contact. Moisture migration follows the path of least resistance. Therefore, with dense surfaces such as ceramic tile, it is often found that the grout lines are more vulnerable to show efflorescence due to the higher concentrations of these deposits in those areas. On the other hand, Saltillo tile or Mexican tile is porous enough that moisture transmission and salt or mineral deposits can be seen throughout the entire surface.

CLICK ON IMAGE ABOVE TO ENLARGE PHOTOS. Saltillo tile is a type of terra-cotta tile that originates in Saltillo, Coahuila, Mexico. Saltillo tiles are made from clay found in the Northern Mexico area. Saltillo-type tiles are now manufactured at many places in Mexico, and high-fire “Saltillo look” tiles, many from Italy, compete with the terra-cotta originals.

The red clay is formed into Mexican tiles, dried in the sun and then fired in kilns, the newly formed Mexican tile can range in color from yellow to red with many tiles having a mixture of those colors. The Saltillo-Mexican tiles are left to dry outside, they sometimes will have the footprint of a dog or a chicken, they have an uneven bumby surface, they remain cool and comfortable in the summer.
CLICK ON IMAGE ABOVE TO ENLARGE PHOTOS. Because Mexican tiles tend to be softer than ceramic tile, they do need to be sealed and properly maintained. These tiles have been made in Mexico and the Southwest for hundreds of years and remain in many public places for decades.

CLICK ON IMAGE ABOVE TO ENLARGE PHOTOS. Saltillo tile is highly porous, and soaks in liquid easily. Unlike most ceramic tile, there is no glaze on the top surface of the tile. It is difficult to install as it absorbs water from the thin-set mortar, grout, grease pencils, etc. Once placed, it stains and scuffs easily if not properly sealed and maintained with a quality sealant.

You should periodically test the seal by putting a few drops of water on the tile in various places. If the water is absorbed, then another coat of sealant should be applied. Other surface sealants may give the tile a shiny appearance.

If the finish becomes too worn, dirty or uneven, it can be stripped and a new coat applied. However, this option is very labor-intensive. Additionally, another coat of sealant can be used on both the Saltillo tile and grout. A tile installation professional with experience in Saltillo will charge $2.50 to $6.00 per square foot for installation, not including tearing up the old flooring and removal, depending on your locale.

Saltillo tile may be sealed with multiple coats of acrylic sealer, the film will build an even protective film and gloss that may repel water, oil, grease, and efflorescence. A quality acrylic sealant should be used as it will be easy to apply, non-yellowing and long-lasting.

Mexican tile has no glazed finish, the only protection for the clay tile is an applied sealer and Mexican tile must be stripped, cleaned and sealed at least every 8 or 9 years, it is and always will be very labor intensive.

Refinishing Mexican tile is not really a DIY project, many different products are needed to properly strip off the old sealer, grease, oil and set in stains from years ago. Mexican Tile can have occasional cracks on the surface and has a somewhat rough texture to the touch. Mexican Tile can have animal prints. Mexican Tile are not the same color. They can vary in shading with-in the same tile. Mexican Tile are prone to alkali in the clay, to minimize problems they must be properly sealed and kept sealed with a water based acrylic sealer, multiple coats are needed.
