Had a big problem with old Mexican tile in a house built in the 1950’s in St Pete Fl that just would not clean up whatever we did. Planned on having it all ripped out and replaced, it was so bad, but the cost for 1,200 sq feet would have been almost $8,500 and a big mess. I got a hold of Mexican Tile Renew in Sarasota, they came out and gave me a very fair price to strip clean and reseal all the old Mexican tile, I was amazed at how they got it all done in one day and the floors now look beautiful.

I called Mexican Tile Renew to take care of a pool deck area that leads to a kitchen and laundry area in a house that had not been cleaned and sealed in many years. My wife and I took over a foreclosed home in the Gulf Gate area of Sarasota Fl and we needed to get the home ready for sale, as it stood, the Mexican Tile was a big distraction with old rubber pad stuck to the Mexican tile in areas of the kitchen where mats had been laying and the pool area tile was covered with black mold and all marked up. Bill and his crew from Mexican Tile Renew showed up at 8:30 am and proceeded to strip off all the old sealer, rubber padding and removed all the mold, they cleaned and put on 4 coats of a clear sealer that made the Mexican tiles come alive, very good job. We were able to sell the house within 10 days, thanks Mexican Tile Renew.

DO NOT USE RUBBER PADS UNDER AREA RUGS ON MEXICAN TILE: Under adverse conditions, after strong flooring strippers have been used, it may sometimes be necessary to hand sand old Mexican tiles that have black/white dots from a rubber pad embedded in the tile, an oscillating hand held sander is used and does not mark the tile with any circles. A simple sanding will take care of the problem seen above using a small oscillating sander, oscillating sanders are easy to control, you can use them to round edges, sand inside corners as well as smooth a flat or rough surface. If stain appears near the surface of sealed clay, gently try sanding away stain. Mexican Tile have the following characteristics: They have sandy backs, caused by dumping the wet tile slurry into the mold on the ground to sun dry before baking. Mexican Tile can have chipped edges. Mexican Tile can have lime pops, little craters. Mexican Tile are not the same size. Mexican Tile are not the same thickness. Mexican Tile are not all flat. Mexican Tile are not all square. Mexican Tile does not have a kiln fired glazed finish.
Mexican Tile is basically raw red clay which is usually hand pressed and sometimes with a little filtered dirt added, it is not ceramic tile with a kiln fired glazed finish, you have to keep it sealed and clean.

Do Not Use Vinegar or Fabuloso or any Products that Contains Acid To Clean Your Mexican Tile Floors, Ever.

Floor cleaning products that contain, acid, ether or alcohol are not recommended for Saltillo or Mexican Tile floors. The acids and/or alcohol in floor cleaning products like white vinegar and Fabulso will dissolve any sealer on Mexican tile floors and eventually pit the finish of the tile. Also while all that is going on any original color in your grout will become a dark gray over time.
Warning the frequent use of Fabuloso to clean your Mexican tile floors will dissolve the applied finish, make the floors look dull and eventually pit the tile finish and make it more difficult to maintain your Mexican tile floor.

UPDATE Feb 8, 2023… ABC News FABULOSO RECALL: 4.9 million Fabuloso cleaning products recalled due to bacteria risk. A number of popular Fabuloso cleaning products were recalled Wednesday by the Colgate-Palmolive Company due to risk of bacteria contamination, according to the Consumer Product Safety Commission. About 4.9 million units — as well as about 56,000 units in Canada — of various Fabuloso Multi-Purpose Cleaner products were impacted by the recall, according to the CPSC. The affected products were produced from Dec. 14, 2022 through Jan. 23, 2023, according to the company. “We are voluntarily recalling certain Fabuloso products because a preservative was not added at the intended levels during manufacturing,” Fabuloso said in a statement on its official recall website. “With inadequate preservative, there is a risk of bacteria growth in the recalled products. The recalled products can contain Pseudomonas species bacteria, including Pseudomonas aeruginosa and Pseudomonas fluorescens, which are environmental organisms found widely in soil and water.”

 The acids in white vinegar and Fabulso will take out any color pigment in your grout and leave you with a blotchy mismatch of grout colors on your Mexican tile floor. White vinegar is a very versatile cleaning agent. It contains acetic acid that will dissolve calcium build-up in dishwashers, coffee pots, kettles, and will dissolve the applied finish on your Mexican Tile floor, with disastrous results.

Saltillo tiles are then kiln fired to ensure hardness and durability. The tiles are carefully positioned in the kiln in order to create different colors. Depending on the tile position in the kiln, the resulting tiles can range in hue from pale amber to dark Terra-cotta.

Traditionally, Saltillo tiles are left unglazed, although some manufacturers sell them pre-treated or pre-sealed in order to increase their durability.Saltillo tile is not terribly strong or hard. Although it is comparable to other stone tiles (such as slate) it can chip and crack. When used as exterior tiling, it can only be used in very mild climates, as harsh weather can damage the tile.

Unsealed and untreated tile needs to be laboriously cleaned with diluted ammonia and “elbow grease”, and lots of rinsing.  Mexican Tile Renew suggests that existing Saltillo tile floors need stripping and resealing (about every 4 to 6 years), before and after cleaning to do a proper job.  Installing Saltillo tile also has to be done carefully, as the tiles are delicate.
