Saltillo-type tiles are now manufactured at many places in Mexico, and high-fire “Saltillo look” tiles, many from Italy, compete with the terra-cotta originals. Saltillo tiles vary in color and shape, but the majority of Traditional Saltillo tiles range in varying hues of reds, oranges, and yellows. Manganese Saltillo tile has light and dark brown colors with some terracotta tones.

MEXICAN TILE RENEW PROJECT IN SARASOTA FL WHERE OUTDOOR TILE HAS A EFFLORESCENCE OR WHITE SPOTS PROBLEM. Efflorescence is a crystalline deposit on surfaces of masonry, exterior Mexican tile, stucco or concrete, there is no real cure for it other than removing the source of the moisture. It is whitish in appear­ance, and is sometimes referred to as “whiskers”. Efflorescence has been a problem for many years, and is a topic of much controversy. 

The formation of these salt deposits are not mysteries. They are, for the most part, water-soluble salts that come from many possible sources to mar and detract from an other­wise beautiful and serviceable structure. First of all, there must be water present to dissolve and trans­port the salts, remove the source of water and your almost there. Efflorescence, the white spots, that forms on the exterior Mexican tile of the patio in photo above. Naturally, Saltillo tile is not terribly strong or hard. Although it is comparable to other natural stone tiles such as slate or granite it can chip and crack. 

When used as exterior tiling, it can only be used in very mild climates, as harsh weather can damage the tile, it needs almost annual upkeep. Therefore, it is very rarely used for outdoor purposes these days, though in very warm climates like the Gulf coast of Florida, well maintained and sealed Saltillo tile makes for a nice tile flooring option for a patio. Typically, Saltillo tiles should be sealed after they have been installed and are completely dried and clear of extra dirt and debris and annual upkeep is highly recommended for exterior applications.  

Since humidity has a definite effect on whether or not the white salt spots appear on exterior Mexican tile, it can be assumed that efflores­cence is a seasonal problem. The intensity of efflorescence increases after rainy winter seasons, de­creases in spring, and by summer has practically disappeared.

CLICK ON IMAGE ABOVE TO ENLARGE PHOTOS. Saltillo tile is a type of terra-cotta tile that originates in Saltillo, Coahuila, Mexico. Saltillo tiles are made from clay found in the Northern Mexico area. Saltillo-type tiles are now manufactured at many places in Mexico, and high-fire “Saltillo look” tiles, many from Italy, compete with the terra-cotta originals.

The red clay is formed into Mexican tiles, dried in the sun and then fired in kilns, the newly formed Mexican tile can range in color from yellow to red with many tiles having a mixture of those colors. The Saltillo-Mexican tiles are left to dry outside, they sometimes will have the footprint of a dog or a chicken, they remain cool and comfortable in the summer.

Other surface sealants may give the tile a shiny appearance.

If the finish becomes too worn, dirty or uneven, it can be stripped and a new coat applied. However, this option is very labor-intensive. Additionally, another coat of sealant can be used on both the saltillo tile and grout. A professional with experience in Saltillo will charge $2.50 to $6.00 per square foot for installation, depending on your locale.

Saltillo tile may be sealed with multiple coats of acrylic sealer, the film will build an even protective film and gloss that may repel water, oil, grease, and efflorescence. A quality acrylic sealant should be used as it will be easy to apply, non-yellowing and long-lasting.

Mexican tile has no glazed finish, the only protection for the clay tile is an applied sealer and Mexican tile must be stripped, cleaned and sealed at least every 8 or 9 years, it is and always will be very labor intensive.

Refinishing Mexican tile is not really a DIY project, many different products are needed to properly strip off the old sealer, grease, oil and set in stains from years ago. Mexican Tile can have occasional cracks on the surface and has a somewhat rough texture to the touch. Mexican Tile can have animal prints. Mexican Tile are not the same color. They can vary in shading with-in the same tile. Mexican Tile are prone to alkali in the clay, to minimize problems they must be properly sealed and kept sealed with a water based acrylic sealer, multiple coats are needed.

REVIEW…Travis J. St Pete, FL 1/25/2016: Had a big problem with old Mexican tile in a house built in the 1950’s in St Pete Fl that just would not clean up whatever we did. Planned on having it all ripped out and replaced, it was so bad, but the cost for 1,200 sq feet would have been almost $8,500 and a big mess. Sarasota, FL 3/15/2016: I called Mexican Tile Renew to take care of a pool deck area that leads to a kitchen and laundry area in a house that had not been cleaned and sealed in many years. My wife and I took over a foreclosed home in the Gulf Gate area of Sarasota Fl and we needed to get the home ready for sale, as it stood, the Mexican Tile was a big distraction with old rubber pad stuck to the Mexican tile in areas of the kitchen where mats had been laying and the pool area tile was covered with black mold and all marked up. Bill and his crew from Mexican Tile Renew showed up at 8:30 am and proceeded to strip off all the old sealer, rubber padding and removed all the mold, they cleaned and sanded tiles as needed and put on 4 coats of a clear sealer that made the Mexican tiles come alive, very good job.
